THE PROJECT
The scheme has increased the gross internal floor area of the building to approximately 9320m² (including the basement car park) and increased the net lettable floor area to 6400m².
The existing building had approximately 8435m² gross internal floor area (including the basement car park), equating to approximately 5735m² net lettable floor area being apportioned around the building; with 80 basement car parking spaces allocated to companies and individuals working at The Quadrangle.
The expansion in floor area occurred through the inclusion of the rooftop restaurant, utilising space in the internal atrium to create a tenant’s lounge, and moving out the ground floor glazing to sit closer to the building edge.
This was a very successful project and the Fund is extremely happy with how it was delivered together with the quality of the final product. Andy Spence did a fantastic job as project manager, not only dealing with the customer and subcontractors, but all the other stakeholders involved. Savills estate agency was resident in the building for the entirety of the project. We formed a good working relationship with the Savills team, with regular communication update forming a mutual working relationship by carrying out joint events, such as a cake sale for National mental health awareness day and a Christmas jumper day.
Limited space for removal of demolition material
We created demolition material scaffold chute located in the central courtyard, with access to every floor level. The waste materials were collected at ground floor level and segregated into skips on site. The skips were replaced daily prior to 7am to ensure the main A46 traffic route was not affected.
Creating a new floor on the existing roof
Due to the very limited site footprint, we lifted larger and heavier materials onto the roof, utilising a specialist self-erecting mobile tower crane.
