18 new apartments and a community centre

THE PROJECT

A new build 1,489m², 3 storey brick and block building consisting of 18 1- and 2-bed apartments and 19 parking spaces, with associated infrastructure and external works.

The building comprises eight one bed flats, ten two bed flats and a 100m² community centre with disabled access and storeroom. Each flat contains a kitchenette, bathroom and some have a balcony.

The construction includes a masonry brick and block work substructure, precast concrete slab, air source heat pump and mechanical plant on the roof. The roof is a timber joist flat roof with 1.5m parapet which is used as edge protection for the mechanical plant on top.

CHALLENGES & SOLUTIONS

Local Community

Maintaining local community engagement and communication was essential.

The site is located at the heart of the Norcot estate with small roads and many pedestrians. We maintained letter drops, regular discussions with the community, access to view the site and open channels of communication throughout the build.

Noise and Deliveries

Over 90,000 bricks need to be delivered on site without causing disturbance to local residents and without taking up space.

Deliveries were staggered from 8.00am until 16:30 and working hours were limited.

We used electric concrete mixers and noise control machinery to avoid disruption.
